Miniato Retreat dates back to the 13th century. This fully air-conditioned luxurious Tuscan villa is located in an ancient hamlet and sits within 12-acres of land among the rolling hills covered with olive trees and vines. To reach the villa, guests will pass a winding country road, lined by majestic cypress trees that leads through a pebbled road and opens to the villa’s entrance where guests will find the most spectacular breathtaking 360 degrees panoramic views of the countryside.
Miniato Retreat is a very large property that is over 6,000 Square feet between the main villa and the annex. The entire property can accommodate 21 guests with 10 bedrooms. In one of the bedrooms, it is possible to add a single bed. The prices listed are weekly and for 21 guests. For only 19 guests, please inquire for pricing.

Guests will find so many interesting things to do in the area and so many activities at the property itself. You just might not ever leave!

Rentals are Saturday to Saturday during high season. Outside of high season it is possible to rent the property for a minimum of 4 nights. Please inquire for pricing.

The two-story private property has been completely restored to a luxurious 9-bedroom villa offering modern comfort while retaining its original features and traditional design. The interior spaces have been tastefully decorated with unique furniture and modern touches down to the finest of details.
The ground floor has a spacious open living room with direct access to two charming outdoor sitting terraces, a dining room and a fully equipped state of the art kitchen, opening to a lovely terrace perfect for alfresco dining. All the bedrooms have en-suite bathrooms with large showers and can comfortably accommodate 19 people. Two of these bedrooms are also suitable for guests with disability. There is also the Villa Guest house which is for an additional 2 guests. This allows for 21 guests total at the property. For smaller groups, the Guest House is closed.

Villa Guest House
This is for two additional guests and can only be used when there are 20 or 21 guests.
Walking distance from the main villa there is a charming air-conditioned brick guesthouse that has been completely renovated. It consists of a double bedroom (queen, convertible into two twins), a bathroom with shower, kitchen with dining room and a living room. Guests can enjoy alfresco dining on the outside pergola facing the garden. Just next to it there is a large wooden gazebo with a built-in BBQ where guests can also eat outdoor. The access to this independent one floor cottage is through a pathway that takes you directly to its fenced entrance.
This additional house can accommodate a maximum of 2 guests.


The property is surrounded by a garden where it is possible to make delightful walks as there are various paths that snake their way across the idyllic surroundings through the olive trees.
Relax your senses in the amazing private infinity swimming pool with hydro-massage and enjoy an aperitif under the Roman style pergola or one of the four more beautiful gazebos. Two of the gazebos are perfect for alfresco dining and the other two are ideal for relaxing and enjoying the stunning views of the peaceful countryside accompanied by a glass of wine. During your stay at this exclusive holiday retreat you can also experience cooking lessons, wine tasting and a number of exclusive Tuscan experiences.
Nearby the villa (approximately 3 kms away) there are two lakes
immersed by nature, where guests can practice many activities
including: sport fishing, trekking and mountain biking. In addition to the two lakes, the multi-functional area includes an equipped playground area for children, a cycle path, pedestrian paths in the woods, a solarium, a football field (soccer) a picnic area and a barbecue.

In addition to visiting villages and art cities, guests can enjoy wine and good food as there are a number of restaurants, trattorias and wine bars nearby.
Furthermore the villa is an excellent departure point for visiting many important Tuscan cities of art: Florence, Pisa, Siena, Lucca, San Gimignano, Volterra, Vinci, Certaldo and other places of tourist interest are indeed within short driving distance like San Miniato renowned for the truffles, Lajatico where every summer Bocelli has his “Teatro del Silenzio” international concerts.

DAILY RATES INCLUDE:

Rates include 10% v.a.t. taxes. Air conditioning, electricity (up to 1000Kw), water, gas for cooking, final cleaning, parking. Complimentary daily Chef/Cook service 6 days a week (One day off) for preparation of breakfast (8am - 10,30am) and dinner. Dinner is served from 6.30pm - 10pm. Remark: when the guest house is rented breakfast will be served at the main villa. Daily morning maid service (4 hours) for room make up and light cleaning 6 days a week (One day off). Linen & towels change on Saturday and one Mid-week change. Pool towels upon arrival are provided and it is also included a mid-week change. Courtesy sets. Exclusive use of the pool (Swimming Pool is open from 2nd May to 26th September - may vary depending on weather condition). Gardener and pool maintenance. Free Internet Wi-Fi access. Porters service is included available on Saturday's Check in/out day only from 5:00pm till 7:00pm and from 8:00am till 10 am. (1 luggage per person only) For any extra luggage the cost will be on the guest’s charge (€10 per suitcase, Euro cash only). City tax: There is no accommodation tax at this time, but can change at any time without notice based on the Municipality.

EXCLUDED FROM THE PRICE:

Additional chef, maid and staff service. Additional Linen, bath towels and pool towels change. Heating on consumption (only if needed, does not apply in Summer). Event fee. Extra bed, personal grocery shopping. Crib and highchair (the NET price for both is €125 per week per set). Electricity (over 1000Kw will be charged accordingly to usage). Cost of food: guests will be charged €13 per person for breakfast and €40 per person per meat menu meal and €45 per fish menu meal. First grocery upon arrival at the villa: €50 - 150 (depending on the list) plus the cost of the groceries (receipts will be given to the guests) The payment should be settled in Euro cash only upon arrival. Food & beverage and extra services to be paid on site in Euro cash only. Laundry service: €25 per machine (10 pieces) underwear included. Washing-machine and dryer and all the equipment of the house, can be used only by the villa staff. Ironing service: if required, it will be taken care by the maid and the cost is €25 per hour. Extra Maid/housekeeping service: €25 per hour. Babysitting €25 per hour. Compensation for loss of villa key and main gate remote control is €40 each. Guests are required to leave the villa neat and orderly to avoid additional charges. If the housekeeping staff finds that the villa has been left excessively dirty, you may be charged for additional cleaning time at a rate of €50 per hour. Checks and credit cards are not accepted. Gratuities and incidental charges are not included.

FOOD & BEVERAGE DEPOSIT:
At check-in, a cash deposit of Euro 1.500 must be given to the villa manager for the payment of food & beverage such as wine from the wine cellar. The villa will keep track of the guest’s expenses and will provide the receipts of the groceries purchased on their behalf and will ask to add more cash when needed. At the end of the stay, the remaining amount, if any, will be returned.
